GENERAL COMMUNITY LIVING
How do I update my contact information or mailing address?
Contact Resident Care or submit a request through TownSq.
Who must comply with the rules and governing documents?
All owners, residents, and their guests must comply with the rules, declaration, and bylaws. Owners are responsible for ensuring compliance by anyone using or related to their unit.
How are rules created or changed?
The Board of Directors has the authority to adopt, amend, and enforce rules. Rules may be changed from time to time, and notice will be provided to owners.
What is the process for requesting a waiver or variance from a rule?
Owners may apply in writing to the board for a waiver or variance. Approval must be in writing and may be conditional.
Who is allowed to use the pool?
The pool is for the use of Brigadoon Townhome residents and their guests. Non-residents may only use the pool when accompanied by a resident. Each unit is limited to four (4) guests at the pool at any one time, unless prior approval is obtained from the Board. Pets are not allowed in the pool area.
What are the rules regarding noise and conduct?
Loud sounds and boisterous conduct are not permitted in the pool area. Radios and similar devices may only be used if your party is the sole user of the pool and the noise does not disturb nearby units. Otherwise, please use privacy earphones.
Are glass containers allowed in the pool area?
No. Glass containers are strictly prohibited in the pool area for safety reasons.
Can my pool privileges be suspended?
Yes. The Board may suspend pool privileges for any owner, resident, or guest who violates the pool rules three times within a twelve-month period. Privileges may also be suspended for nonpayment of assessments.
ASSESSMENTS
What are assessments and who must pay them?
Assessments are charges levied by the association to cover common expenses. All owners are obligated to pay assessments.
What happens if I don’t pay my assessments?
Unpaid assessments are subject to late fees, interest, and collection costs. The association may suspend use of common elements and voting rights and may pursue legal action or foreclosure.

Yes, through TownSq.

What is my property code?

When is my assessment due?
Due on the 1st of each month.
Why does my account show a negative number?
A negative number means you have a credit balance.

MAINTENANCE RESPONSIBILITIES
Maintenance Responsibilities List
What does the association maintain?
The association maintains general and limited common elements, including driveways, sidewalks, parking lots, pool and pool area, patio fences and gates, mailboxes, front porches, front yards, exterior lighting, exterior building perimeter, foundations, garage doors, roofs, gutters, downspouts, exterior light fixtures, unit numbers, chimney caps and stack exteriors, and exterior pest control.
What are owners responsible for maintaining?
Owners are responsible for the interior of their units, including finished surfaces, fixtures, appliances, plumbing serving only their unit, HVAC, glass in windows and doors, garage door openers, and any homeowner additions.
ARCHITECTURAL CHANGES
Do I need approval to make changes to my unit’s exterior or limited common elements?
Yes. Any exterior changes, additions, or improvements require prior written approval from the board. This includes changes to windows, doors, patios, fences, and landscaping. Email a description (with pictures, if applicable) of your proposed changes being as detailed as possible to ABDONmanager@goodwintx.com.
LEASING
Can I lease my unit?
Leasing is generally prohibited without prior written consent from the board. Exceptions may be granted for hardship or if the owner-occupancy ratio remains above a certain threshold. All leases must be in writing and comply with the governing documents.
PETS
Are pets allowed?
Residents may keep up to two house pets (cats or dogs, or one of each), caged birds, or aquarium fish. Pets must not disturb others and must be leashed or carried on common elements. Pets are not allowed in the pool area.
PARKING
What are the parking rules?
Each unit is allowed a limited number of vehicles based on the number of bedrooms. Only operable, properly registered vehicles are permitted. Parking is allowed only in designated areas, and garages must be used for parking. Visitor spaces are for guests and may not be used for storage or long-term parking.
TRASH & RECYCLING
How should trash be handled?
Trash must be placed in designated receptacles and not left outside. Receptacles may only be curbside during specified times around pickup. Large items must be removed privately.
NOISE & CONDUCT
Are there rules about noise and conduct?
Residents must avoid loud, disturbing noises and conduct that annoys or inconveniences others. The board determines what constitutes a nuisance.
BOARD & MEETINGS
How is the association governed?
The association is governed by a board of directors elected by the members. Meetings are held at least quarterly, and owners are encouraged to attend.
How do I find out when the next Board meeting is?
Meeting dates and times are posted in the News and Events section of TownSq and sent via email or USPS to unit owners.
FINES & ENFORCEMENT
How are rules enforced?
The board may levy fines, suspend privileges, or take legal action for violations. Owners are entitled to notice and a hearing before fines are imposed.
INSURANCE
Who is responsible for insurance?
The association insures common elements. Owners are responsible for insuring their personal property and any improvements.
